Even new homes should be inspected by an independent home inspector. New roofs can have damaged shingles due to tools dropping on them or careless workers. All new homes should have a whole house inspection. Even those being built in Jerome Village.

Even newly built homes should have a home inspection. This is an image of a new home's roof vent. This was from a Delaware Ohio home inspection As you can see it is damaged. The builder even stated that this is normal. He claimed that they do this because "birds remove the end caps".

After eight years of home inspection that was a first. I asked a roofer I know if he had ever herd of that and he said no. I like to double check. I was correct in my first thought that it was a crappy installation. The home buyer was about to be taken advantage of if they had not hired me as a home inspector.

Dryer Vents

Lately I have been seeing dryer vents that are not routed so as to take the moist air to the exterior.  Dryers create huge amounts of moist air and moist air will cause lots of issues for homes, such as rot, deterioration and of course mold.

Make sure your duct is connected and takes all the air to the exterior


This is something that I look for during the Ohio home inspections I do.

Air sample for mold analysis taken then sent off to the lab. A whole house inspection with WDI completed. Also scheduled two more inspections. Good to be busy....thank you.
