Snowy home inspection in Springfield Ohio

Today I had a home inspection in Springfield Ohio. It was a snowy day and as a result the roof was able to the walked on. It was an old two story home with a tall attic so the upper roof was quite high. Too risky to even try especially in icy conditions.
Situations like this is the reason why I use cameras for my home inspection that have good zoom capabilities. With the camera I can zoom in and take a close look at the flashing around the chimney and see that it was done wrong.

Snow is now here

With the arrival of the snow comes difficulty with inspecting roofs. With snow and ice walking on the roof as part of the regular home inspection becomes too dangerous.
Home buyers understand the difficulty and no one has ever expected that I risk my life climbing an icy roof. What normally happens if the roof is snow or ice covered is that I inspect what I can and then offer to walk the roof once the conditions are safer.

I did have an inspection in the morning however since it began snowing the night before the buyer asked to reschedule the inspection for the following day in the hopes that the snow conditions will be more favorable for my walking on the roof.

Home inspection finds in 2011

Pretty much each year I look through and try to remember some of the more interesting photos and finds of the past year. This took a bit more effort this year due to a laptop crash that contained my selections up through the year in my hopes of speeding the process up.  Oh well..... it was a good idea to gather a few throughout the year.  Without delay here are a few of the top/interesting home inspection finds in 2011.

Powell Ohio home Inspection for Canadian Buyers

Yesterday I did a Powell Ohio home inspection for a family moving from Canada. It always fascinates me as to how people locate me and how how nearly everyone is a phone call or two away from nearly everyone else.

One thing this family wanted was a radon test. I do not personally do these so I set it up for them at the agents request. I am getting billed by the radon testing company for this so I merely passed that same amount to the buyer. It cost me only the time of a few phone calls so I felt no need to add onto that amount.

Nice family, I wish them well.

Who cares about the home buyer?

I had a phone call yesterday morning from a listing agent regarding the home inspection I had completed a day or so before. She was not happy that I did a thorough inspection of the home. There were issues, like there are in every home but nothing tragic. Odd that she would complain that I was the inspector when she uses me to inspect for her buyers. Apparently I am preferred when it will protect herself and her buyer but not when she is the listing agent of the property.

Caring for the buyer should be a consistent quality that is found in all agents and in all fields of business.

There are reasons why some struggle in rough times and other continue to excel and grow.
