It has been a busy summer so far for the home inspections I perform in Central Ohio.
Ohio home inspections overall are down from what I am being told from other home inspectors and real estate agents.
I am up by a few percentages above last year despite there being incentive last year that may have artificially inflated early 2010 home buying.
My client testimonials keep coming in.

Columbus Ohio home inspection
The pace of home inspections this time of year is normally brisk. As I do my Columbus home inspections in Columbus of course but also surrounding areas as well I see common concerns. One such concern is that of water flowing in towards the home and basement. Often this is the result of downspouts that do not direct the rain water far enough away from the home. Columbus can gets lots of rain in a short amount of time so it is important that the water be directed away from the home by way of downspout extensions, buried drain lines and of course having the soil near the home slope away from the home. These things in combination help to keep the basements and crawl spaces dry.

Check Your Sump Pump
With wet weather the chances of getting a wet basement increases. If you have a sump pump it is important that you check to see that is is working. If it is old but still working it may still be a good idea to replace it to avoid problems.
In the image you can see a sump pit filled with water. The teathered float is trapped against the side of the pit preventing the switch from turning on the pump.
If you have this type of sump pump you should check it to make sure it is not able to get trapped leading to standing water in your basement.
Feel free to share this with others such as friends, family, clients, ect

Dryer vents
In this image is a duct for a clothes dryer. As you can see it is in desperate need of being cleaned.
Having too much lint build up is not only slows the flow of air, increases the drying time and increases the costs of drying your clothers. A build up of lint such as this is also a fire hazard.
This is just one of the things I come across while doing home inspections.
